Job Title: Assets & Capital Projects Surveyor
Reports to: Assets & Capital Projects Manager
Salary: Scale SO2, Points 32-34, £31,925 - £33,800 per annum, pro rata
Hours of work: Full Time (37.5 hours per week)
Purpose of the Role:
Our ACPS will ensure that St Basil’s understands the condition of its homes and that our asset management data is accurate. The ACPS will be our asset management system expert and will lead on the production of property options appraisals
You will be responsible for delivering projects from our rolling 5-year major works program and you will also manage cyclical and planned maintenance works. The ACPS will manage consultations with our residents and staff to ensure our work programs consider their views and meet their needs. You will also support the delivery of our energy retrofit program and manage the delivery of energy retrofit surveys and investigations. The successful candidate will also support the delivery of new build schemes, major renovations and the acquisition and/or disposal of properties
As our ACPS you will be to provide expert advice and support on your areas of responsibility to St Basil’s staff, the Senior Leadership Team and the Board of Directors. You will work closely with colleagues across Property Services, Health & Safety and staff at our front-line sites to ensure that our residents and staff consistently receive an outstanding service. The post holder will be subject to an enhanced DBS check. The role will be primarily site based with regular travel to our properties. It will be possible for the successful applicant to work at home on occasion but this will be subject to satisfactory performance and business needs
QUALIFICATIONS:
Essential:
- GCSE (or equivalent) English and Maths at grade C or above
- A technical or professional qualification in construction, surveying or another relevant field
Desirable:
- Membership of CIOB, RICS or another relevant professional body
EXPERIENCE:
Essential:
- Experience of managing and delivering capital projects in a public or private sector organisation
- Experience of managing and delivery asset management in a public or private sector organisation
- Experience of delivering major works programs
- Experience of using property maintenance and asset management IT systems
- Experience of managing project and contract budgets
- Experience of procuring and managing contractors to deliver goods, services and works relevant to asset management and capital projects
- Experience of working within a performance focused environment with a proven track record of successfully meeting performance targets and key performance indicators
- Experience of negotiating with and influencing key internal and external stakeholders to deliver asset management and capital projects outcomes
Desirable:
- Experience of public sector procurement
- Experience of managing JCT contracts
- Experience of delivering capital projects and asset management for a registered provider
KNOWLEDGE
Essential:
- An understanding of net zero and how it impacts registered providers
- Current knowledge of CDM regulations
- Current knowledge of the regulatory framework for registered providers
- Current knowledge of construction, maintenance, building standards and methods, regulatory standards, Health and Safety and legislation relevant to your areas of responsibility
- Current knowledge of health, safety and compliance requirements for registered providers
